People-first design

Using a naming system based on the nearest big airport, the distribution hub for a leading online retailer in Wakefield, DSA6, delivers 2,150,000 sq ft of space across three mezzanine floors. The company’s first all-electrical hub is designed with well-being in mind, boasting an “Excellent” BREEAM rating and an EPC “A” rating. It features extensive use of PV panels on the roof, electric vehicle charging points, a new bus terminal and sustainably sourced timber. The project is our fifth for the leading online retailer, delivering on time and on budget against a challenging, fast-track programme.

Delivering against the odds

During the project, we faced various challenges. The biggest issue was a disruption in the supply chain which impacted raw materials and long lead times, which could have been devasting to the project’s delivery as some standard items had a 20-week lead time on a 37-week programme. Due to early engagement and a collaborative approach, we mitigated risks with a robust early procurement strategy leading to no delays and ensuring we met the completion date.

Thinking outside the box

To meet the challenging programme, we used innovative off-site manufacturing solutions to meet timelines, reduce risk and ensure a first-class quality installation. Prefabricated elements included all electrical containment systems, distribution boards, busbar tap-offs, the hot water plant room, and the tank room. A key concern was the site’s location – built within 10 metres of a network of high-voltage power lines creating various logistical issues when lifting the kit into position. Thinking outside the box, we considered using a helicopter to ensure everything was lifted safely. In the end, kit was lifted from inside the building before the slabs were poured into the frames.
