Dalkia was appointed to deliver the mechanical and electrical systems at East Dunbartonshire’s purpose built £42.5m Allander Leisure and Adult Resource Centre. The new facility, replacing two ageing buildings, brings together sport, culture and inclusive support services for adults with learning disabilities.

Approach

The new build was delivered within a live environment, with the existing leisure centre remaining operational throughout much of the construction. This required a phased approach, detailed sequencing, services coordination and flexibility to minimise disruption to vital community services.

  • Phase One involved constructing the new leisure centre and ARC, replacing Kelvinbank Resource Centre. Dalkia’s team installed and commissioned a wide range of systems to support the diverse use of the building including lighting, fire and security systems, plumbing, solar PV, EV charging, BMS and data infrastructure.
  • Phase Two focused on the new Sports Dome, featuring two football pitches and a tennis court. Dalkia continued its involvement by delivering the M&E infrastructure to support the dome’s operation and accessibility.

A Building Information Model (BIM) was developed and actively used throughout this complex, multi-phase build. This enabled early detection of potential spatial and technical issues, allowing teams to refine installation strategies before work commenced, reducing disruption, rework and ensuring a smooth delivery.

Result

The Allander Leisure Centre and ARC opened to the public in 2023 and has since received widespread acclaim for its design, accessibility, and community impact. The facility has been honoured with multiple awards, including the Glasgow Institute of Architects Design Award 2024 and a Diversity in the Public Sector Award.

The facility has become a valued local resource, offering a safe, welcoming, purpose-built space that supports dignity, independence and community connection.
