The project was the second phase of works for the redevelopment of the Grade II listed Civic Centre originally built by Sir Robert McAlpine in 1968.
The works had six sectional completions, including the internal demolition, structural alterations and reconfiguration of existing floor plates. As the buildings and internal finishes were Grade II listed, specific attention to areas of historic significance had to be planned ahead of the project execution. A key objective was to retain as much of the concrete structural frame and existing façade, with new external penetrations being minimised.
Following our appointment at Stage 3 we worked collaboratively to reengineer the project to meet the specific budgetary and client requirements. The project needed to ensure that three of the six blocks were remodelled and integrated with the Phase 1 works, fitting modern services into the 1960’s building. The scheme required the consolidation of several of the existing council departments to create over 8,000 m2 of floor space for a new tenant, Her Majesty’s Courts and Tribunal Services. Our proactive approach enabled numerous challenges to be overcome during the build through the use of innovation including using multi-service pre-fabricated brackets and swapping out welded pipework for Vitoloc, therefore reducing hot working.
Our works, undertaken over 10 months, included installing a unique AV equipment system, all audio enhancement systems, VRF to all rooms, chilled water, LV busbar, all lighting and controls and photovoltaics.
The use of BIM Level 2 aided spatial issues to be overcome and the early collaborative approach benefitted the project immensely. The spatial co-ordinating of services also enabled the fast-track programme to be adhered to ensuring the project was completed on time.
